What lenders typically require

  • Valid passport and, depending on the lender, a visa or other identification
  • Proof of income or assets – documentation from your home country, sometimes translated; some investor programs qualify using the property's rental income instead
  • International credit references in place of a U.S. credit score
  • Down payment and reserves – foreign national programs require a significant down payment; the amount depends on the lender and property
  • U.S. bank account – funds for closing usually need to be in a U.S. account before closing
