Down Payment Assistance Programs

Saving for a down payment is often the biggest hurdle to buying a home. Beyond Financing, Inc. helps eligible buyers combine down payment assistance (DPA) with a compatible first mortgage – FHA, conventional, VA or USDA – and coordinates the paperwork. Restrictions apply and availability depends on your state and market.

Types of assistance

  • Grants – funds that do not have to be repaid when program terms are met
  • Forgivable second loans – forgiven over time if you keep the home as your primary residence for the required period
  • Deferred repayable second loans – no monthly payment; repaid when you sell, refinance or pay off the first mortgage
  • Amortizing repayable second loans – repaid in monthly installments alongside your first mortgage

Programs we work with

  • State housing finance agency programs – for example CalHFA programs in California (such as MyHome and Dream For All), subject to funding and eligibility
  • Chenoa Fund – nationwide down payment assistance paired with FHA financing, with repayable and forgivable options
  • Lender-sponsored grants and seconds – several wholesale lenders offer their own DPA grants and second loans in multiple states
  • FHA 100% combined financing – an FHA first mortgage paired with an assistance second, where eligible

Common restrictions

Programs may require owner-occupancy, household income limits, purchase-price or loan limits, a minimum credit score, maximum debt-to-income, homebuyer education, first-time buyer status (for some programs), and property location within an eligible area. Funding is limited and can close without notice. Some assistance must be repaid.
